Most cladding overruns start with a system chosen for the render instead of the span. Six systems sit in the schedule below. Open any row for the detail, or filter to what your elevation needs.
Aluminium composite panels across large facade areas, set out on a clean grid so the joints line up floor to floor. We set the framing before the panels arrive, which is where most ACP jobs lose their line.
Glass bonded to its frame on the ground, then lifted and fixed to mullions set out floor to floor. Less work happens at height, fewer days are lost to weather and every bay reads the same from the road.
Toughened glass held at four points by stainless spiders, with no frame around the edge. Hole positions come off the shop drawing and are drilled before the glass is toughened, because nothing can be drilled afterwards.
Glass fins take the wind load across wide spans where a metal mullion would close the elevation down. The fin carries the frontage and the glass line stays clear, with spiders fixing the face panels back to each fin.
Wood polymer composite louvers that cut afternoon sun and give a facade the look of timber without rot, termites or polishing. Blade spacing is set against the sun angle on that face, so the shading works where the heat actually comes from.
Exterior grade high pressure laminate on a ventilated sub-frame. It holds colour on walls that take direct rain and sun, and a damaged panel comes off on its own without opening up the wall around it.

Layer 1 / Survey
We record plumb and level across the whole face before anything is ordered. A wall that is 40 mm out over three floors decides the bracket lengths, and the drawing will not tell you that.
Layer 2 / Anchoring
Brackets are anchored into the structure at set centres. Slotted holes take up the variation in the wall, so the face can come out straight even when the building behind it is not.
Layer 3 / Framing
Aluminium or GI tubes are set true to a laser line across the full elevation. This is where an ACP facade keeps or loses its line, so the frame gets its own inspection before a panel goes up.
Layer 4 / Barriers
Fire stops close the cavity at slab edges where the building needs them, and a membrane goes on where the wall behind has to stay dry. Both get fixed before the cavity is closed, because nobody reaches them afterwards.
Layer 5 / Panels
Panels are routed and folded into trays in the workshop, labelled to their position, then hung on the frame. Every fixing leaves room for the panel to move with heat, which is what keeps it flat through summer.
Layer 6 / Closeout
Backer rod and weather silicone go into every groove, tooled flush. Protective film comes off inside the window the maker gives, before the sun bakes it onto the coating.

Relative fit only. Wind exposure, fire approval and access on your site can move the ranking.

We walk every elevation, record plumb and level at each floor and photograph the structure the cladding will hang from. That survey sets the bracket lengths before anything else is decided.
The system is matched to the span, the exposure and your budget, then priced line by line: panels, sub-frame, brackets, sealing and access. No line appears later that was not on this sheet.
Panel sizes, joint grid, bracket centres and every glass hole go on the shop drawing. Fabrication starts only after you sign it, and we tell you the last date a change can go in.

Area, height and access set the clock, so the programme comes with the price, worked back from your handover date. Fabrication cannot start until the set-out is signed, which makes a quick approval at stage three the biggest time saver.
Most do: an ACP band over glazing, louvers on the west face, HPL at the base. One team handles every junction between them, which is exactly where mixed facades tend to leak.
We give an indicative number from a drawing or photo the same week. The fixed price follows the site survey, because the wall behind the drawing decides bracket lengths and access.
We quote fire retardant core ACP on external facades by default and check the fire approval conditions for your building before we specify. Plain core ACP stays for interiors and signage, where the risk is different.
Usually one of two things: a sub-frame set by eye, or panels fixed too tight to move with heat. We set the frame to a laser line and leave movement at every fixing, which keeps the face flat through summer.
PVDF coatings hold colour and gloss under direct sun far longer than polyester coats. Ask for the coating maker's warranty in writing; we attach it to your handover file.
Film left on in strong sun bakes onto the coating and leaves marks that do not wash off. We peel it within the window the maker specifies, even when other trades are still on site.
Spider for entrances, lobbies and atriums where you want frameless glass at low to mid height. Semi-unitized for tall frontages, where building the units on the ground saves weeks of work at height.
Every glazed run gets a hose test at the joints before handover. Any leak is traced and resealed on the same visit, before the scaffold comes down.
Yes, through our glass works service: toughened panels, cabins, doors and fittings, measured and fitted by the same company. It costs less when it runs with the facade, since the survey and access are shared.
A wash with water and mild detergent once or twice a year for ACP, HPL, glass and louvers. Silicone joints get checked once a year, since sealant is what ages first.
Yes. We survey the old cladding, strip it, check the brackets behind and reuse the sound ones. Work runs one floor at a time, so an occupied building keeps running.
On cassette ACP and HPL, yes: one panel comes off without disturbing its neighbours. We keep the finish code on your handover file so a replacement matches the rest of the face.
