01System schedule

Six systems.
One schedule.

Most cladding overruns start with a system chosen for the render instead of the span. Six systems sit in the schedule below. Open any row for the detail, or filter to what your elevation needs.

Aluminium composite panels across large facade areas, set out on a clean grid so the joints line up floor to floor. We set the framing before the panels arrive, which is where most ACP jobs lose their line.

Glass bonded to its frame on the ground, then lifted and fixed to mullions set out floor to floor. Less work happens at height, fewer days are lost to weather and every bay reads the same from the road.

Glass fins take the wind load across wide spans where a metal mullion would close the elevation down. The fin carries the frontage and the glass line stays clear, with spiders fixing the face panels back to each fin.

Wood polymer composite louvers that cut afternoon sun and give a facade the look of timber without rot, termites or polishing. Blade spacing is set against the sun angle on that face, so the shading works where the heat actually comes from.

02Facade build-up

What sits behind
a straight facade.

The panel is the part everyone sees. The line comes from the layers behind it. Scroll to build the wall one layer at a time, in the order we fix it on site.

Layer 1 / Survey

The wall as found

We record plumb and level across the whole face before anything is ordered. A wall that is 40 mm out over three floors decides the bracket lengths, and the drawing will not tell you that.

  • Plumb and level
  • Structure photos

Layer 2 / Anchoring

Brackets and anchors

Brackets are anchored into the structure at set centres. Slotted holes take up the variation in the wall, so the face can come out straight even when the building behind it is not.

  • Anchor fasteners
  • Slotted brackets

Layer 3 / Framing

Sub-frame to a laser line

Aluminium or GI tubes are set true to a laser line across the full elevation. This is where an ACP facade keeps or loses its line, so the frame gets its own inspection before a panel goes up.

  • Laser set out
  • Frame inspection

Layer 4 / Barriers

Fire and weather barriers

Fire stops close the cavity at slab edges where the building needs them, and a membrane goes on where the wall behind has to stay dry. Both get fixed before the cavity is closed, because nobody reaches them afterwards.

  • Slab edge stops
  • Membrane

Layer 5 / Panels

ACP cassettes hung

Panels are routed and folded into trays in the workshop, labelled to their position, then hung on the frame. Every fixing leaves room for the panel to move with heat, which is what keeps it flat through summer.

  • Routed and folded
  • Labelled by position

Layer 6 / Closeout

Joints sealed, film off

Backer rod and weather silicone go into every groove, tooled flush. Protective film comes off inside the window the maker gives, before the sun bakes it onto the coating.

  • Backer rod and silicone
  • Film peeled on time

04ACP finish and grid

Try the finish
before you order it.

Colour and joint grid change a facade more than any render suggests. Pick a PVDF shade, a panel grid and a joint type and the elevation redraws in front of you.

05Joints and fixings

Where facades fail,
we detail first.

Leaks, rattles and wavy panels start at the fixings and joints, rarely at the panel face. Tap a point on the section to see how each one is built.

06Survey to handover

Bare wall to
sealed facade.

Seven stages, and nothing gets fabricated until the set-out is signed, because routed ACP and toughened glass cannot be resized. Keep scrolling to move through the build.

Day 101

Survey and measure

We walk every elevation, record plumb and level at each floor and photograph the structure the cladding will hang from. That survey sets the bracket lengths before anything else is decided.

  • Survey sheet
  • Structure photos
Week 102

System and fixed price

The system is matched to the span, the exposure and your budget, then priced line by line: panels, sub-frame, brackets, sealing and access. No line appears later that was not on this sheet.

  • System proposal
  • Fixed written price
Approval03

Shop drawings and set-out

Panel sizes, joint grid, bracket centres and every glass hole go on the shop drawing. Fabrication starts only after you sign it, and we tell you the last date a change can go in.

  • Shop drawings
  • Signed set-out
Workshop04

Fabrication

ACP routed and folded into cassettes, sub-frame cut, glass ordered to the approved schedule. Every panel is labelled to its place on the elevation, so it goes up in order.

  • Labelled cassettes
  • Cut sub-frame
On site05

Frame erection

Brackets anchored, sub-frame set to a laser line and checked floor by floor. This stage decides whether the finished face is straight, so it is signed off on its own.

  • Frame inspection
  • Line check
On site06

Panel and glass fixing

Cassettes hung, glazing units fixed, louvers and HPL set to the same grid. Movement gaps stay at every fixing so panels do not bow when the afternoon sun reaches them.

  • Panels fixed
  • Glass set
Closeout07

Seal, test, hand over

Joints sealed and tooled, glazing hose tested at the joints, film peeled on time. The snag list closes on the same visit, and the coating warranty goes into your handover file.

  • Water test
  • Snags closed

07bClient feedback

What site teams
said at handover.

Project engineers, architects and owners who watched the frame go up. All of it on work where we surveyed, framed and sealed the facade ourselves.

The sub-frame was checked floor by floor before a single panel went up, and the finished ACP face reads dead straight from the road.

One team did the ACP band, the spider entrance and the louvers, so there was never an argument about whose junction was leaking.

08Before you ask

Questions we get
on every facade.

Straight answers on price, programme, fire ratings and upkeep. If it is not here, ask and we will tell you plainly.

Per square foot of finished facade, by system. Sub-frame, brackets, sealing and access sit on their own lines so you can see where the money goes. Survey, shop drawings and film removal are inside the rate, not added on top.

Area, height and access set the clock, so the programme comes with the price, worked back from your handover date. Fabrication cannot start until the set-out is signed, which makes a quick approval at stage three the biggest time saver.

Most do: an ACP band over glazing, louvers on the west face, HPL at the base. One team handles every junction between them, which is exactly where mixed facades tend to leak.

We give an indicative number from a drawing or photo the same week. The fixed price follows the site survey, because the wall behind the drawing decides bracket lengths and access.
